This Is Daramis

“Innovation is the most important building block. It’s the only insurance against becoming irrelevant,” says developer Omri Sivor, explaining the philosophy behind the projects of his development company Daramis.

Founded in the early 2000s, Daramis has played a pivotal role in reshaping Prague’s urban landscape. Sivor first brought his vision to life in 2008 with the River Lofts project. “We recognized the potential in Holešovice when others were skeptical,” recalls Sivor. “We offered people a chance to enjoy tranquil living just steps from the bustling city center.” The complex of 156 apartments and penthouses along the Vltava River eventually sparked a transformation of the entire neighborhood.

One of the most recognizable projects in the portfolio of Daramis is Marina Island, completed in Holešovice in 2018 in partnership with Lighthouse. The complex embodies modern urban living, featuring a courtyard rich with greenery and water elements that create a tranquil haven, while offering modern amenities to meet all residents’ and visitors’ needs — including concierge services.

Building on this success, Daramis completed Prague Marina Nova in 2023. This luxurious residence, recognized with the prestigious European Property Awards 2023, seamlessly blends the rich history of the port of Holešovice with contemporary lifestyle demands. Omri Sivor describes Prague Marina Nova as a fusion of past heritage and future vision. “From a high-end fitness studio to a chic café and incredible views onto the river — everything is within reach.”

However, Daramis also thinks of those who appreciate other aspects of living. The Green City project in Hrdlořezy in Prague 9 offers more than a thousand apartments surrounded by the parks of Třešňovka and Smetanka parks, marrying urban convenience with natural serenity. The innovative spirit continues to drive Daramis’s future projects. For instance, the upcoming L1FE house aims to redefine community living.

“We’re responding to the desires of younger generations,” explains Sivor. “L1FE house goes beyond mere accommodation. We’re creating an environment that fosters creativity, collaboration, and overall well-being.”

For more demanding clientele, the ESENS Letná project is in development. With 150 apartments, a spa area, and high-end commercial spaces, it aspires to be the new jewel in Prague’s luxury living crown. “Our goal is to build over a thousand new apartments in Prague in the next years,” shares Sivor his vision. “We’re creating spaces where heritage and innovation coexist. Places where people don’t just reside, but truly thrive.”
