Luxury Goes Local: Prague’s First Branded Residence Takes Shape

Premium living in Prague is about to reach new heights as Daramis unveils plans for the city’s first branded residence. The development will rise on one of the last available riverfront plots, nestled between the iconic Dancing House and historic Vyšehrad.

“We’ve secured an exceptional location along the Vltava River,” says Daramis CEO Doron Bashan. “Our vision is to create a premium development that seamlessly blends contemporary architecture with Prague’s historic fabric.”

The project will extend the popular Smíchov riverbank promenade before construction begins on the main complex. Plans include six floors above ground, four below, and approximately 140 residences.

The Rise of Branded Living

Over the past decade, branded residences have redefined luxury real estate. The concept partners developers with prestigious brands — typically luxury hotels, but increasingly fashion houses and automotive brands. Industry pioneers Four Seasons, The Ritz-Carlton, and Rosewood have set the standard, offering residents hotel-grade amenities including concierge services, maintenance, and access to wellness facilities, often with loyalty program perks.

Automotive giants Porsche and Bentley, along with fashion houses Armani and Fendi, have recently entered the market. These brands do more than lend their names — they shape the architecture, interiors, and service standards.

Prague Joins Global Luxury Markets

While branded residences are commonplace in New York, London, and Dubai, Prague’s development marks a first for the Czech market. Similar projects have flourished in Asian cities like Mumbai and Bangkok, as well as upscale ski destinations across Europe and the US.

Daramis’s development will feature varied apartment layouts, some offering views of Prague’s landmarks, alongside underground parking, retail space, and communal areas. While the partner brand remains under wraps, the project signals Prague’s growing prominence in premium real estate. If global trends are any indication, it could set new benchmarks for luxury living in the Czech capital.
